Should you consider purchasing a new home?

Definitely! Most buyers think that new homes are more expensive and the process difficult. Yes and No. Price wise they maybe somewhat higher in a market with little or inventory, however the overall cost is less. Newly built homes meet higher standards for energy-efficiency, which saves money on utility bills. In addition, because all the systems ie, electrical, plumbing, roof, hvac systems  and appliances are new, so there are big savings on insurance and little to any repair cost so buyers don’t have to be concerned about replacing them for many years. In you have a new home that can be customized for you and your families life style of which no one has lived in! A major benefit is that it’s a completely new home on a lot you have chosen.

When housing inventory is tight builders new homes are an option. While the average time to build a house from contract to completion varies from three months to about nine months, there are several options available for buyers in a hurry. Many builders have spec homes or immediate delivery or inventory homes that can be moved into within 30 days. These are homes  built to accommodate buyers with a tight timeline. Also  buyers whose did not complete the purchase of their home the home will become available for another buyer to purchase. Custom homes are those built to your specifications which may include special layouts, unique built ins and amenities which may take a little longer. But who can wait for their dream home with the amenities they have chose? Either way the process is easy and I your “Accredited Buyers Agent “ will be with you all the way. From going to the developers to view models, visiting the show room to select tile, wall colors, cabinets etc  and then to their office to prepare the contract. Even financing. Several builders have in house financing, however you can also select outside financing.  I am ready and trained to assist you whether you are buying directly from a seller or through a developer. • Communication is key. Communicate with the developers representative and your personal agent.
• There are several types of communities, 55+, 65+, Adult only, Multi-Family and Single Family communities. Explore your needs with your Realtor ®.
• You have a dedicated agent to walk you through the process and accompany you to the models. 
• If you decide to go without your agent make sure you let the developers know you are represented by an agent and provide their card.
• Whether your purchasing local, domestic or in a foreign country, your agent can assist in making your transaction seamless.
• Your agent is compensated by the developer so you’re not paying any additional fees. 
• Set backs can occur but your Realtor ® will become the mediator on your behalf. 
• Patience is a virtue! The homes build out will be in phases.
• Once  the home has building has started you will receive updates on the status of the home. There’s no need to continuously visit the site.
• When the home is complete, the builder will contact you to arrange a homebuyer walkthrough to make sure the home meets the customer’s expectations. Don’t forget to include your Realtor.
